Does a team of inspectors mean it will cost me more?
Our fees for a team of home inspectors are competitive even when compared to the more common single inspector companies. Overall we are generally mid-ranged. Having said that, if you are shopping for an inspection based solely on low fees you'll have to look elsewhere. A home inspection is not a commodity by any means. When purchasing a home please consider the minimal difference in fees for a team of experienced inspectors as a very wise investment.
Does EHIS belong to any professional organizations?
Our home inspectors belong to the National Association of Certified Home Inspectors in addition to the local NW Oregon Certified Home Inspectors. Both of these organizations promote education and professionalism in the industry.
Are you licensed to perform home inspections in Oregon?
All inspectors are fully certified, licensed, bonded and insured. This includes licensing by the Oregon Construction Contractors Board and Certification by the State of Oregon as an Oregon Certified Home Inspector. Do you carry insurance coverage?
We carry the general liability insurance that is required of all home inspectors in addition to Professional Liability insurance.
What days are available to schedule an inspection?
For your convenience we offer the flexibility to schedule a home inspection seven days a week. Weekday and weekend fees are the same.
How much will the inspection cost?
The fees for a home inspection are traditionally based on the square footage, age and location of the dwelling. Consideration is given for new construction. The type of dwelling also factors i.e. single family home, condo, duplex, etc.
Can you bill escrow?
We would be glad to bill escrow however a fee does apply and a credit card is required.
What kinds of property do you inspect?
We inspect traditionally built single family dwellings, condos, and plexes only. We believe that our clients are best served by a company that specializes in this one segment of the real estate market. We do not inspect mobile homes, commercial properties, log homes, etc.
Are home inspections only for buyers? What if I'm an owner or a seller?
Whether you're a buyer, owner or seller a home inspection is essential. We offer the following:
1. Pre-purchase home inspection: For the home buyer. This is the most common type of inspection. Protect your investment by having the property inspected before the close of escrow.

2. Maintenance Inspection: For the home owner. An inspection can help identify potential issues before they develop into costly repairs.

3. Home Sellers: For those listing their property. This type of inspection is becoming more common. A pre-listing inspection can help identify issues that may affect the selling price or negotiations before potential buyers have the property inspected.

Can you check for termites and wood rot? Does it cost more to do this?
A wood destroying organisms, (WDO), inspection is included as part of every home inspection. A seperate WDO report will be issued.
Is this the same thing as a code inspection?
No. Codes for building, electrical, plumbing, etc. are being updated and changed constantly. Code inspection is an altogether different profession. The home inspectors main focus is on the durability and serviceability of the structure and its components. To put it in perspective, although many of the items a home inspector will be looking at are in fact code related, the inspection itself is not a code compliance inspection and codes will not be referenced in the report.
How long will the inspection take?
This will depend on factors such as the age, square footage and overall condition of the home. Generally speaking for an average home, our thorough and detailed TEAM of home inspectors will take approximately 21/2 - 3 hours onsite.
What will the finished report look like? Are you going to hand me a simple check list?
We utilize industry-leading home inspection software to format and assemble professional reports. The finished reports are emailed as an Adobe pdf file in a detailed, easy to understand format. Color digital photos of conditions found during the inspection will be inserted throughout the report to serve as a visual reference.
When do I receive my copy of the report?
Generaly you will receive your inspection report the same day although in very rare cases the report may not be delivered until the following day. In any event the home inspector will go over the results of the inspection with you oniste at the end of the inspection and answer any questions you may have.
Is it shared with anyone else?
In accordance with Oregon law the content of the inspection report is never shared with anyone else without your express written consent. Neither will the home inspector discuss the contents of the report with a third party or take any actions based on the report contents.
I'm buying and selling a home in the area. Do you offer a discount for multiple inspections?
If you are buying and selling a home in the area, or require more than one inspection when trying to find the right home, EHIS offers a multi-inspection discount of 10% on the second inspection fee when both inspections are booked with us within 60 days. This discount is subtracted from our already competitive fees and is our way of saying "Thanks!"
What if I have questions about the report later on?
It is fairly common for questions to arise in the days after the inspection. If you do have any questions concerning the inspection findings please call one of our Portland home inspectors. If we happen to be out of cell phone range on another inspection we will return your call at the first opportunity.
